Choose an area in which to rent a flat or house

Signing your lease
Once you've decided on a flat or house to rent, you'll want to act quickly. After all, if you like it then the chances are someone else will too! The key to moving quickly is to be prepared and have everything ready for when you find your new home.
Remember, when you're reading your lease make sure you understand all the terms and conditions. If there's anything you're not sure about then don't be afraid to ask, and if you need any help then contact a solicitor who can talk you through all the ins and outs. Here's what you'll usually need when you go to sign your lease:
Deposit
Your letting agent will likely need the first month's rent in advance plus a deposit, usually equivalent to a month or six week's rent. Don't worry, your deposit is refundable when you move out, save for any deductions for breakages or cleaning.
References
Often you'll need references from a previous landlord or your current employer. Ideally, have copies of these ready, or at least know who your references will be from.
Proof of identity
You'll usually require at least one form of photographic ID, but you might also be asked for copies of recent bills or bank statements to allow background checks to be done.
Guarantor details
If you think you might need a guarantor behind you make sure you know who this is and have confirmed it with them in advance.

Once you've moved, don't forget to let people know that you have moved such as your bank, mobile phone provider, TV licencing etc.
