The Property Questionnaire explained

The Property Questionnaire contains information for home buyers, solicitors and surveyors. It will include, for example, information about:

  • A property’s council tax band
  • Parking facilities
  • Factoring arrangements
  • Any local authority notices that affect the property
  • Details of alterations that have been made to the property

  • The purpose of the Property Questionnaire is to provide buyers with useful information in addition to the information received from the Single Survey and Engery Report. Like the rest of the Home Report, it provides information earlier in the process than the current system.

    Who completes the Property Questionnaire?
The Property Questionnaire is commissioned by the seller and completed by the seller, probably with the assistance of their solicitor.

What if the information provided by the seller in the Property Questionnaire is incorrect?
A seller who makes a negligent or fraudulent misrepresentation could be liable to damages by a purchaser. Where agents are instructed to complete the questionnaire, they should be aware of the provisions of the Property Misdescriptions Act 1991, making it an offence in circumstances to make a false or misleading statement.
